Walterhill sits about 8 miles from our shop in Murfreesboro, and the housing stock out here skews toward the mid-1990s. With a median build year of 1994, most of the garage doors we see on these calls are second- or third-generation setups already - the original builder-grade door came out sometime in the early 2000s, and a lot of homeowners are now on their second opener. That's different from the older pockets closer to town where we still find original 1960s and 70s doors on the original hardware. Out here the problem usually isn't ancient equipment, it's equipment that's aged out of its normal service life without being obviously broken yet. Springs rated for a certain cycle count are quietly nearing the end of it. Openers from the early 2000s are hitting the age where circuit boards and drive gears start to go. It's about 65 households in this immediate area, small enough that we don't roll a truck out here every day, but the pattern in the calls we do get is consistent with a neighborhood built in one relatively tight window rather than developed piecemeal over decades.
